Yes, you probably need one. Not always, not for every property, but if the house you're buying in Chesham was built before 1980, sits near mature trees, or has had any history of slow drainage, a CCTV survey before exchange is one of the cheaper decisions you'll make in the whole purchase.
A standard mortgage valuation won't look at the drains. A full structural survey won't either, not properly. What you get from those is a surveyor's opinion from ground level. What I get from a camera is footage of what's actually happening inside the pipe.
What the Camera Actually Finds
The HP5 area is full of older housing stock. Botley, Newtown, Chessmount, Hilltop, the older roads through Waterside and out towards Ley Hill and Chartridge. Much of it is clay pipe, laid decades ago in short sections with mortar joints. Clay is good pipe when it's intact. The problem is what happens when it isn't.
In a typical pre-purchase survey here, the camera finds one or more of these:
- Root ingress. Tree roots find hairline cracks and work them open over years. A 100-year oak near the boundary at Pednor or Lye Green can fill a pipe with root mass that looks fine from the surface.
- Displaced joints. Ground movement, frost, and time cause clay sections to shift. Water still flows, mostly, but the joint is no longer sealed. Soil and groundwater come in; sewage seeps out.
- Bellying. A section of pipe that has dropped and holds standing water. Every flush slows across that belly. Everything solid catches there.
- Cracked or collapsed pipe. Less common, but I've seen it. One survey on a Victorian terrace near the Chesham town centre showed a section that was essentially rubble. The house had been rented for years; no one had noticed because the toilet still flushed, just slowly.
- Incorrect connections. Sometimes a previous owner connected a downpipe or a washing machine drain into the foul sewer instead of the surface water drain. That's a building regulations breach sitting under the floor.
When It's Less Critical
Post-2000 builds using uPVC pipe with solvent-welded joints are more forgiving. The material doesn't crack under normal ground movement the way clay does, and there are no mortar joints to fail. If you're buying a newer property in Great Hivings or one of the more recent developments off Bellingdon Road, the risk profile is lower.
Lower, not zero. Badly laid uPVC bellies too. And connections can still be wrong.
If the vendor has drainage records, or the property had a survey done recently for a sale that fell through, ask to see it. A report less than two years old from a qualified operator is worth reviewing before you commission another.
