What actually freezes, and what actually floods

Not all drainage failures in winter are caused by ice. It's worth separating the two main failure modes before you start checking anything.

Freezing happens to exposed pipework: external soil stacks, short above-ground runs between fittings, and shallow underground laterals in uninsulated ground. In Chesham HP5 properties, the shallow chalk geology means some lateral pipes are laid at less than 600mm depth, particularly on older plots in Newtown, Waterside and Hilltop. Those are genuinely at risk when air temperatures stay below minus two or three for more than forty-eight hours.

Flooding and backing up is far more common than actual freezing, and it's usually caused by a drain that was already partially blocked. Cold weather firms up fats that were previously soft and mobile, heavy rain overwhelms a drain slowed by root ingress or silt, and leaves that accumulated through October finally compact and form a plug. The result looks like a frozen drain but isn't. Pouring boiling water down a gulley that's blocked by a solid fat deposit will do nothing helpful.

Checks you can do now, before anything goes wrong

1. Walk your gullies on a dry day

Every yard gully, patio drain and driveway channel on your property should be checked visually. Lift the grid if it lifts, or just peer through it.

  • Water sitting in the sump more than an hour after dry weather means the outlet is at least partially restricted.
  • A grid sitting proud of the surround suggests it's been pushed up by ice or a compacted debris plug beneath.
  • Black slime at the waterline inside the sump is a biofilm build-up. It won't block anything by itself, but it traps debris that will.

Clear grid debris by hand. If the sump is silted, a five-litre bucket of hot (not boiling) water poured slowly will shift loose material. If it doesn't drain away within five minutes, there's a restriction downstream.

2. Check your manhole covers

You're looking for two things: standing water that shouldn't be there, and covers that are cracked or have lost their seal.

A cracked cover in a paved area is a real problem in winter. Water gets in, freezes, expands the crack, and by February you've got a structural failure. On Chessmount and Great Hivings, where a lot of properties have older precast concrete covers rather than modern ductile iron ones, this is more common than people expect.

Lift the cover if it's safe to do so. The benching (the sloped concrete shoulders inside the manhole) should be clean and dry. If there's debris, standing water or a smell stronger than background drainage odour, something upstream is restricting flow.

Don't attempt to enter a manhole. That instruction is non-negotiable.

3. Locate your stopcock and your external drain rodding point

You'll want to know where both of these are before a crisis rather than during one. The rodding point is usually a small square or round access cover set flush to a path or lawn. On properties in Pednor, Bois Moor and parts of Codmore, they're sometimes buried under two or three centimetres of turf that's grown over them across the years.

Find it, mark it with a tent peg or a bit of spray paint on the turf edge, and note it on your phone. If a drain backs up and an engineer is coming, knowing where the rodding access is saves real time.

4. Insulate any exposed pipework before first frost

This is the one job on this list that genuinely can't be done reactively.

Foam pipe lagging from a builder's merchant costs almost nothing relative to the call-out and repair it prevents. Buy the right internal diameter for your pipe. Most residential waste pipes are 40mm or 110mm.

5. Keep a trickle running in very cold snaps

If temperatures are forecast below minus three overnight and you have a pipe you're worried about, leave a cold tap running at the smallest visible trickle. Flowing water doesn't freeze. This wastes a small amount of water and prevents a burst. The calculation is simple.

For drain pipes specifically, flushing a toilet or running a basin before bed moves any sitting water along the pipe and reduces the standing water available to freeze.

If it's already frozen or blocked

A frozen above-ground pipe

Never use a blowtorch or a heat gun directly on PVC-U pipe. It deforms and potentially releases fumes. The correct approach:

  1. Start from the tap or fitting end, not from the frozen section's middle.
  2. Apply warm water (not boiling) with a cloth wrapped around the pipe, working slowly towards the blockage.
  3. Alternatively, a warm-air hair dryer on its lowest setting, kept moving, not static.
  4. Once flow resumes, run the tap for two minutes to confirm the whole run has cleared.

If the pipe has already cracked due to freeze-expansion, stop. You'll need it replaced before you run water through it again.

A blocked drain that isn't frozen

If it's above two degrees and the drain is blocked, ice isn't your problem. Don't spend time applying heat. Instead:

  • Pour a kettle of hot water directly into the gulley or inspection chamber to soften any congealed fat.
  • Wait five minutes, then try flushing with a bucket of hot water from some height (this creates more hydraulic force than a gentle pour).
  • If that doesn't clear it, the blockage is physical, either a solid deposit or a structural obstruction, and it needs jetting or rodding.

Pouring chemical drain cleaner into a completely blocked drain with no flow is largely pointless. The cleaner sits on top of the blockage, eats whatever it can reach, and the core plug remains. High-pressure water jetting shifts things that chemicals don't touch.

Sewage backing up into a ground floor fitting

This is an emergency. Stop using all water-using appliances immediately. Don't flush toilets. The source is almost always a blockage in the main lateral between your property and the public sewer, or a fault in the public sewer itself.

Check Thames Water's sewer map (available on their website) to confirm whether the problem pipe is your responsibility or theirs. If the blockage is in the public sewer or at the boundary, Thames Water deal with it. If it's on your private lateral, that's yours.

A word on flat roofs, valley gutters and downpipes

These aren't drains in the underground sense, but they feed into the surface water system and they're the first things to ice up and overflow in a cold snap. After the thaw: what to look for

Freezing and thawing cycles do structural damage that isn't visible until flow is restored. Once temperatures are consistently above five degrees:

  • Run a sustained flow through every external drain and watch the discharge point for ten minutes. Slow clearance suggests a partial blockage the thaw hasn't shifted.
  • Check manhole covers again. Frost heave can shift them slightly off their seating, leaving a gap that becomes a trip hazard and lets surface water in.
  • Look for newly damp patches on external walls at low level. These can appear two to three weeks after a cold period as water that entered during frost slowly works through masonry.

If you've had a slow or backed-up drain over winter and it's now cleared on its own, don't assume the problem has resolved. The underlying issue is still there. A CCTV drain survey will show whether there's a crack, a displaced joint or significant root ingress that the blockage was masking.
